Sun City: original 1960s plumbing, sixty years on

The state’s original retirement community, and a great many of these houses are still running on the supply pipe they were built with. That is the whole story here.

Give us your cross streets and the symptom. Dispatch goes to whoever is closest.

Original 1960s and 1970s single-story retirement community housing in Sun City, Arizona

A community built in one decade

Sun City was built largely through the 1960s and into the 1970s, in a consistent style: single-story, slab-on-grade, modest in size, and near-identical within each phase.

The consequence is that these houses fail as a cohort. Your pipe is the same material and age as your neighbors’, under the same water and pressure, and a good deal of it has never been replaced.

The other defining feature is single-story construction with accessible attic space, which is genuinely good news: it usually means a repipe can be run overhead rather than chased through concrete.

Two leaks in two years?

That is not bad luck. Price the repipe alongside the next repair, and remember that single-story construction with attic access makes it far less disruptive here than in a two-story house.

What actually fails in Sun City houses

Weak flow at every fixture from internally corroded galvanized supply, which no fixture work improves and which repiping is the only real answer to.

Pinhole leaks in aged copper, arriving in clusters, where the pattern matters more than any single repair.

Slab leaks in the slab-built housing, needing accurate location and then an honest choice between repair and rerouting.

Cast iron drainage that has scaled and corroded internally, producing blockages that keep returning, a camera tells scaling from structural failure.

Constant fixture work, because sixty-year-old valves and hard water are an unkind combination, see fixture installation.

Seasonal absence, accessibility and seized valves

This community has one of the largest seasonal populations in the state, and empty houses are where the expensive failures happen. Closing up properly starts with testing that the main shutoff actually seals, in a sixty-year-old house a valve untouched for years often will not. See vacant home water shutoff and prep.

Accessibility-driven work is routine: comfort-height toilets, fixtures that work alongside grab bars, lever handles replacing knobs, and hand showers on properly specified valves. Where a shower valve is being changed anyway, an anti-scald or thermostatic type is worth specifying.

Old angle stops under sinks and behind toilets frequently weep once disturbed. Knowing which of yours work is worth more than it sounds.

Get Renewal Priced

Ask for the repipe alongside the repair before you decide.

Response here

Coverage is good, drawing on Peoria, Glendale and Surprise, so waits are usually short.

If your main shutoff will not turn, say so when you call, it changes what the plumber brings. See emergency plumbing.

Two storys, and what that changes

An upstairs laundry is convenient and, in plumbing terms, the single highest-consequence installation in a Sun City house.

Diagnosis is also different. Water tracks along joists and appears several feet from its source, so a stain on a downstairs ceiling rarely sits beneath the failure. Proper leak detection avoids opening the wrong ceiling.

Protect what is below

Check the angle stops upstairs. In a two-story house those are the valves you will want to work in a hurry.

Houses that stand empty part of the year

Vacant-home plumbing is a different discipline from occupied-home plumbing, and most of it happens on the day you leave.

The other half is monitoring. A simple leak sensor near the water heater and under the sinks, and someone who walks the house on a schedule, catch the failures that shutdown cannot prevent.

Shut down properly before you go

Have the house shut down and drained rather than just switched off. It is a short job and it is the difference between coming back to a dry house and coming back to a claim.

What sits above the pipe decides the method

When a sewer lateral in Sun City needs repair, the cost is driven less by the pipe than by what is on top of it: driveway, mature landscaping, a patio, or a street crossing all change the arithmetic.

The comparison to ask for is total restored cost, pipe, access, and putting the surface back, on both methods. That is the number that decides, and it frequently does not favor the one with the lower headline.

Count the concrete

Ask for open-cut and trenchless priced with surface restoration included. Anything else is not a comparison.

Neighborhoods and nearby communities

Across Sun City we work in Lakes East, Lakes West, the Bell Recreation Center area, the Sundial area, the Mountain View area and the Sun Bowl area. If your street is not on that list, call anyway: the network covers more ground than any list does.

Nearby communities we also cover:

Questions

Sun City questions

In original-plumbing houses, repeat failures are the system reporting its age.

My water pressure is weak everywhere. Why?

Most often internally corroded galvanized supply pipe. Over sixty years the bore narrows with corrosion product until flow is restricted throughout the house, and no fixture, cartridge or aerator work improves it because the restriction is in the pipe. Measuring static pressure at a hose bib rules out a regulator problem first. Where the pipe is the cause, repiping is the only real fix.

Is it worth repiping a house of this age?

If it has leaked more than once in a couple of years, price the repipe alongside the repair before deciding. Repeat failures in an original system indicate where it is in its life, and the next leak is already scheduled. The good news is that single-story construction with attic access usually allows pipe to be run overhead rather than chased through concrete, which is far less disruptive.

We leave for the summer. What matters most?

Testing that the main shutoff actually seals rather than just locating it, in a sixty-year-old house a valve that has not moved in years may not close fully. Then the specific failures that flood empty houses: washing machine hoses, the water heater, toilet fill valves, ice-maker lines and old angle stops. Bypass the softener and put mineral oil in seldom-used traps.

Can you do accessibility-related fixture work?

Yes, and it is routine here. Comfort-height toilets, fixtures that work alongside grab bars, lever handles in place of knobs that have become difficult, and hand showers on properly specified valves. Worth combining with any other bathroom work in one visit rather than paying separately for the same access, and if a shower valve is being replaced anyway, specify an anti-scald type.

My drains keep blocking. Is that the pipe?

Quite possibly. Cast iron drainage of this age corrodes and scales from the inside, roughening and narrowing the bore until blockages become routine. A camera inspection distinguishes scaling from structural failure, which is the difference between jetting the line and replacing a section, and it locates the problem so any repair is targeted rather than exploratory.

Could this be under the slab?

The signs worth acting on are a meter that moves with everything off, a warm patch on the floor, the sound of running water in a silent house, damp appearing at the base of a wall or the edge of carpet, and a water heater cycling more than it used to. Any one of those justifies a proper detection visit. No concrete should be opened until the line has been located.

Same drain, third time this year.

Because clearing a line and repairing a line are different things. If a drain blocks repeatedly, something about the pipe is collecting what passes it, scale, a bellied section holding water, an open joint admitting roots. A camera inspection tells you which, and where. Until that happens, each clearing is buying a few months at full price.

The house is empty half the year. What should we do?

Have it shut down properly rather than just turning the water off: supply isolated, system drained so nothing sits in exposed pipe, the water heater dealt with, and traps protected. It takes about an hour and removes most of the risk. Add a couple of leak sensors and someone who checks the house on a schedule, and mention the arrangements to whoever holds the key. See vacant home preparation.

How much is a call-out in Sun City?

Pricing is set by the independent contractor who takes the job, not by us, and it varies with what the work turns out to be, when you need it and how hard the access is. What is consistent is the sequence: someone looks, you get a price, and you agree it before any work starts. If a diagnostic fee applies it is quoted up front, and it is normally credited against the repair if you go ahead.

How quickly can someone reach Sun City?

It depends on the time of day and what the job is. Routine work is usually scheduled within a day or two; an active leak with water running is triaged immediately and dispatch goes to whoever is closest and equipped for it. When you call, say whether water is running now and whether your main shutoff works, those two answers change the urgency more than anything else you can tell us.

Old pipe finally giving up?

Call and we will connect you with someone who knows this housing and will price renewal alongside the repair.
