Green Valley: retirement housing, grey pipe, and empty houses in summer

A large retirement community built mainly from the 1970s onward. That puts a lot of houses in the polybutylene window, and a lot of them sit empty through the summer.

A community built from the 1970s onward

Green Valley is a large retirement community south of Tucson, built mainly from the 1970s through the 1990s in a consistent single-story, slab-on-grade style, with newer building since.

That build period overlaps the years polybutylene supply pipe was standard, so a substantial number of houses here were plumbed with grey plastic and some still are.

A large share of the housing is seasonally occupied, and single-story construction with accessible attic space makes renewal work markedly less disruptive than in a two-story house.

Grey plastic pipe at the water heater?

That is likely polybutylene. Identifying it takes five minutes and it changes how you plan the next few years of the property.

What actually fails in Green Valley

Polybutylene supply failures, typically at the fittings and usually without a warning drip. Patching is a holding action because the rest of the system is the same age and material, see polybutylene repipe.

Vacant-home failures: washing machine supply hoses, water heater tanks and connections, toilet fill valves, ice-maker lines and old angle stops, see vacant home water shutoff and prep.

Slab leaks in slab-built housing, needing accurate location and then a decision between repair and rerouting, a leak in original polybutylene points strongly toward renewal.

Hard-water fixture, shower valve and water heater work, which is the highest-volume category here by a distance.

Seasonal routine and accessibility

Closing a house properly starts with testing that the main shutoff actually seals rather than just locating it, then dealing with the appliances and valves that flood empty houses. Where irrigation must keep running, the house needs isolating separately from the landscape.

Accessibility-driven work is routine: comfort-height toilets, fixtures that work alongside grab bars, lever handles replacing knobs, and hand showers on properly specified valves. If a shower valve is being replaced anyway, an anti-scald or thermostatic type is worth specifying.

Tucson-area water is notably hard, so a softener visibly extends the life of fixtures and heaters in a house you intend to keep.

Response here

Coverage draws on Tucson and Sahuarita, so waits are moderate rather than immediate.

If the house is empty, make sure whoever checks it knows where the main shutoff is and that it turns. See emergency plumbing.

Two storys, and what that changes

In two-story Green Valley houses the plumbing risk is concentrated upstairs: bathroom groups, laundry rooms on the upper floor, and any water heater installed above finished space.

The mitigations are cheap relative to the exposure: braided steel supply lines rather than plastic, a pan with a drain under an upstairs washer or heater, quarter-turn stops that actually close, and a leak sensor on the floor where water would first appear.

Upgrade the supply lines

Check the angle stops upstairs. In a two-story house those are the valves you will want to work in a hurry.

The plumbing risk of an unoccupied house

Vacant-home plumbing is a different discipline from occupied-home plumbing, and most of it happens on the day you leave.

The other half is monitoring. A simple leak sensor near the water heater and under the sinks, and someone who walks the house on a schedule, catch the failures that shutdown cannot prevent.

Water off is not the same as drained

If the property is let or lent while you are away, make sure whoever is there knows where the main valve is and that it turns.

The leak that shows up as a warm floor

Most Green Valley housing is slab-on-grade with supply lines running through or beneath the concrete, and when one of those lines fails the water has nowhere obvious to go. It moves through the sub-base and appears anywhere but above the failure.

Once located, the choice is between opening the slab at the failure or rerouting the line overhead. Rerouting is often cheaper and less disruptive than the floor repair, particularly where finishes are hard to match.

Do this before you call anyone

If the leak is on the hot side, a reroute is worth pricing against the slab repair; in finished rooms it frequently wins.

Questions

Green Valley questions

Build era and seasonal absence explain nearly every call here.

Does my Green Valley house have polybutylene?

It is a fair question, because the community was built largely during the years it was standard. It is grey flexible plastic, look at the water heater, in the garage, and at shutoff valves under sinks. If you find it, patching a failure is a holding action rather than a fix, because the rest of the system is the same age and material under the same water and pressure.

What should we do before leaving for the summer?

Test that the main shutoff actually seals rather than just locating it, then handle the failures that flood empty houses: washing machine hoses, the water heater, toilet fill valves, ice-maker lines and old angle stops. Bypass the softener, isolate any under-sink RO system, and put a little mineral oil in seldom-used traps so they do not evaporate.

Is a repipe practical in this housing?

More so than most owners expect. Single-story construction with accessible attic space means new pipe can usually be run overhead and dropped to fixtures rather than chased through a slab, with walls opened only at fixture points. It is a real job with disruption for a few days, but it ends a recurring problem rather than deferring it.

Can you do accessibility fixture work?

Yes, and it is routine in this community. Comfort-height toilets, fixtures that work alongside grab bars, lever handles replacing knobs that have become difficult, and hand showers on properly specified valves. Worth combining with any other bathroom work in one visit rather than paying twice for the same access, and specifying an anti-scald valve while a shower is open.

Why do my shower valves keep sticking?

Hard water. Tucson-area water is among the hardest in the state, and mineral deposits build on the cartridge, the seat and the diverter until the valve stiffens, weeps or seizes altogether. Replacement is usually straightforward, but a softener is what stops it recurring, and it extends the life of water heaters and every other fixture at the same time.

Could this be under the slab?

The signs worth acting on are a meter that moves with everything off, a warm patch on the floor, the sound of running water in a silent house, damp appearing at the base of a wall or the edge of carpet, and a water heater cycling more than it used to. Any one of those justifies a proper detection visit. No concrete should be opened until the line has been located.

Should I use a drain chemical first?

They occasionally shift a soft local blockage and they do nothing for a main-line problem, which is what most repeat blockages are. They also make the work that follows unpleasant and sometimes unsafe, and in older pipe they can do damage. If a plunger and a hand auger have not resolved it, the next step is drain cleaning rather than a stronger chemical.

Same drain, third time this year.

Because clearing a line and repairing a line are different things. If a drain blocks repeatedly, something about the pipe is collecting what passes it, scale, a bellied section holding water, an open joint admitting roots. A camera inspection tells you which, and where. Until that happens, each clearing is buying a few months at full price.

What should I do while I wait for the plumber?

Water off at the main. If the leak is at the water heater, switch off its power or gas as well. Move anything valuable off the wet floor, and open a low tap to drain the pipes down so what is left in them stops feeding the leak. If the main will not turn, say so when you call, it changes what is sent and what happens first on arrival.

The main valve is seized. Does it matter?

It matters more than almost anything else in the house. A valve that will not close means a future leak runs until the utility or the meter stop is reached, and that is measured in hours rather than minutes. Do not force a corroded stem until it breaks. Replacing a doubtful gate valve with a quarter-turn ball valve is a small planned job, and it converts every future emergency into a manageable one.
